I encounter an issue here.
My ex tenant has left the house after tenancy expiry, but he didn't terminate the unifi account.
and Now my new tenant has moved in but failed to apply unifi due to the port and account are being occupied by the ex-tenant. TM said they cannot do anything unless the ex-tenant come and terminate/relocate/transfer the account. However the problem now is.. he is refusing to do so.
What Can we do?
TM unifi caid they can't do anything. it is ridiculous. right?

They are not wrong. unifi contract is between TM and whoever signing the contract, not the owner of the house.
You as the owner should talk to your ex tenant, i am sure something motivates him/her to pay for something that he/she cannot even use.
